About Project 57

Project 57

Project 57 is owned and managed by Ibstock Community Enterprises Ltd, a company limited by guarantee whose aim is "to make Ibstock a better place". Membership is open to everyone who lives and works in the Parish of Ibstock and currently stands at around 400. To find out more about ICE and its work, visit our website on www.ibstock.org.uk.

Project 57 is based in the former National School Building in Ibstock (built in 1812). It provides state of the art managed workspace. ICE redeveloped 470sq m of Brownfield land creating approx 385sq m of lettable business space, divided into 9 flexible units, suitable for start-up businesses. The project was completed in the summer of 2004.

The Business Centre is the result of several years dedicated work by ICE to secure funds to create 'work space' units in Ibstock, and help to regenerate local enterprise. There are 9 units which range from 200 sq.ft. to over 1000 sq. ft. Each unit is let under a 'Tenancy at Will' agreement, which allows maximum flexibility for new, or start-up businesses, with rents from £60 to £200 a week. The rent includes electricity and heating, car parking and reception services. Additional business support services are available. Each unit is fully cabled for telecomms, computer networking and broadband. The building has a shared kitchen and offers secured access 24/7 for all Tenants.

All of the tenants are businesses with connections to Ibstock. They have already generated new business and employment opportunities. The construction phase of the project supported 16 jobs – wherever possible contractors local to Ibstock were used. Wherever possible, we purchase our equipment and supplies from local businesses.

The project is helping to support the retail base of Ibstock by diversifying and increasing activity on Ibstock High Street – this was identified as an action within the original Civic Trust Regeneration Study for Ibstock. The range of business services and support offered are available to all businesses in Ibstock and the surrounding area. The hope is that this will consolidate and enhance the business community of Ibstock, thereby protecting existing employment and services, and hopefully generating confidence to secure new opportunities.
